Tips for Selling

  1. Determine your real motivation for selling:

    1. Do you need the funds?

    2. Are you moving up to a nicer neighborhood?

    3. Are you moving out of state and need to move NOW?

      1. Will you be willing to accept less to move quickly?

      2. Be honest- how quickly do you need an offer before you can’t/ won’t sell?

  2. Decide what would kill the deal?

    1. Taking too long to sell

    2. Change of job?

    3. Too low of a price?

  3. Consider doing a pre-home inspection

  4. Repairs and home improvements to be completed:

  5. Find an real estate agent experienced in the neighborhood or type of home you have to sell

  6. Make a plan with your realtor: Determine if there are items that will remain with the home after closing or must be removed. Are there contingencies that must be part of the transaction? Determine the price using comparables. Determine showing times/ days. Establish days for open houses. Declutter and stage your home. Remove all pets for showings. Advertise you home

  7. Inspections, Repairs and Appraisals- plan for more repairs

  8. Moving: plan to use a storage facility or a “POD” like product so that you can remove excessive household items and move quickly when closing time happens. Be flexible- closing dates often change! Leave extra house and mailbox keys and garage remotes in a designated location (don’t pack them) Leave the home clean and remove all items that were not part of the contract such as paint, pesticides, garbage and decorations

  9. Closing: review all docs prior to signing
